When you list your home with Sheryl, a partnership is formed between you and Sheryl.  Each partner has specific responsibilities to the partnership and each has proprietary responsibilities.  A listing conference is held in which the transaction details are discussed and agreement made in how the partnership will proceed. 

Sheryl has the responsibility to demonstrate the market value of the property and to help the owner establish a listing price.  The owner has the responsibility to provide reasonable access to the property to prospective buyers.

Sheryl has the responsibility to demonstrate to the owner how they will market their property while the owner has the responsibility to prepare their property to show it at its best advantage (stage it).

Sheryl  has the responsibility to market the property using the MLS, her own website and any other venues that result in showings of the property to prospective buyers.  The owner has the responsibility to maintain the property in a clean, orderly, and attractive manner for these showings according to the agreed upon staging configuration. 

Sheryl will evaluate those who ask to see the property to determine their qualifications to purchase the property.  Sheryl will discourage showings to interested but unqualified buyers and will evaluate offers made on the property and present genuine offers to the property owner.  The owner has the responsibility to respond to any offer within the time frame for which the offer is valid.  Sheryl will negotiate and present counteroffers or acceptance of an offer to the representative of the buyer.
